Window Replacement in Galena, Montreux and ArrowCreek (Mt. Rose Highway, Reno)

Reno Vista Windows is a referral service that connects Mt. Rose Highway homeowners with vetted, independent, licensed window installers. These foothill neighborhoods between roughly 5,000 and 6,100 ft combine custom homes, pines, larger glass and fire-code glazing, so fiberglass and wood frames come up more here than in the valley.

Compare with downtown Reno at 4,505 ft: the upper parts of these neighborhoods sit more than 1,000 ft higher. We have no confirmed snowfall figure for them, but the elevation difference is a reason to ask about cold-side performance. Custom homes mean custom openings, so expect measurements to vary and some windows to be special-order. Install and lead times are not published, so ask the installer for a schedule.

Fiberglass and wood for large openings

Fiberglass windows run $500 to $1,500 each (HomeAdvisor) or $400 to $1,500 (Fixr) and are rated 30 to 50+ years, with a frame stiff enough for large glass. Wood windows run $150 to $1,300 (HomeAdvisor) or $600 to $2,000 (Fixr) and suit stained interiors. Large fixed panes take advantage of the views; see picture windows. Material tradeoffs are in window frame materials.

Dark bronze or black finishes are popular on mountain-style homes, but they absorb sun. Ask about the finish's heat tolerance and the HOA's color rules, which differ by community.

Defensible space and the Davis Fire

The Davis Fire (September 2024) burned 5,824 acres, destroyed 16 residences, and evacuated the Galena Forest and Montreux neighborhoods among others. Defensible-space rules apply in Galena Forest. Where Washoe County's wildland-urban interface code applies, exterior glazing must be tempered, dual or triple glazed, glass block or have a minimum 20-minute fire-resistive rating, and alterations must maintain existing fire protection. Ask the installer to list the glass type and rating on your quote.

Which permit office?

If your property is outside Reno city limits, which is the likely case but not confirmed per community, Washoe County Building handles permits and exempts same-opening, same-size window replacement. Inside city limits, the City of Reno's EZ Permit sheet applies, with a U-0.30 minimum. Check the Washoe regional map for your parcel, and see the process page.

Neighbors: Incline Village across the Mt. Rose summit shares the mountain climate but adds TRPA, and South Reno covers the tract neighborhoods below.
